We specialize in ASTM E2018 Baseline Due Diligence Property Condition Assessments for Commercial, Residential and Industrial properties in Minnesota, Northern Iowa, and other surrounding Upper Midwest States. Our clients include investors, end users, lessees, lenders, loan servicing co's, lessors, owners and sellers. Standard services available for due diligence PCA's, acquisitions, triple net leases, loan origination, loan servicing, portfolio reviews, construction monitoring-draw reports and capital improvement confirmation. Customized services are available for special applications using our report form or yours. PCA & Inspection Reports will not include budget figures for deferred maintenance and replacement of equipment nearing the end of its useful life, as we feel most estimating software is inaccurate at best. If requested, we will coordinate with experienced Tradesmen companies to obtain realistic quotes for repair/replacement of these systems.

Our experience includes various commercial building inspection services and due diligence property condition assessments of warehouses, apartment buildings, office buildings, lodging, grocery stores, strip malls, retail buildings, restaurants, industrial properties, and triple net leased space and buildings. Our typical projects range from 5,000 to 250,000 square feet and larger.
